The idea

A small development, on purpose.

Cahaya Villas started with a simple frustration: too many villa projects in Lombok are sold off a rendering and disappear the moment the deposit clears. We wanted to build the opposite — a small, five-villa estate in Kuta, Lombok, where the same people who design it are the ones walking the site every week during construction, and still answering the phone once the leasehold is signed and the keys are handed over.

"Cahaya" means light. It's a small word for a simple intention: a place that feels open, calm and honestly built — not a marketing gloss over corners cut where no one's looking.

The site

Kuta, Lombok — close, but quiet.

Kuta sits on Lombok's south coast: the same stretch of coastline that put Bali on the map twenty years ago, now with its own surf breaks, beach clubs and the fast-growing Mandalika district a few minutes down the road. Cahaya Villas is close enough to reach all of it in minutes, and far enough to still fall asleep to crickets rather than traffic.

How it's actually built

Real contracts. Real milestones. Real site visits.

We treat construction the way we'd want it treated if we were the buyer sitting overseas, wiring a deposit on trust.

Fixed-scope build contract

Construction is carried out under a signed contract with CV. King Cremona Indonusa, covering the full scope for all five villas at an agreed value.

Milestone-based payments

Payments to the contractor are released against completed stages of work, with a retention held back for months after handover — not paid up front on promises.

Weekly progress reporting

Every week during construction, buyers receive a documented progress report — schedule, completion percentage and site photos — so you can see the villa being built, not imagine it.
